Despite the sluggish real estate market and slow economy, locally-owned and operated JDB Homes must be doing something right. At the end of 2009's second quarter, JDB is reporting that its new home sales have increased more than 300 percent year over year – something you don't hear much about lately in the real estate market.

JDB Homes Builds More Than Houses

Giving back to the community is nothing new for JDB Homes President, John D. Molyneaux. Since forming Jacksonville Design Build in August 2007, Molyneaux has been involved in various non-profit projects benefiting our community. Even in a sluggish economy with the real estate market seeing one of its toughest times in recent history, JDB Homes stands by one of its guiding principles to support and serve the new communities in which they build by partnering with local charitable organizations.

For each grand opening of one of their new communities, JDB Homes donates $10 per registrant to a local charity. Hubbard House, one of the benefiting non-profit organizations, was chosen because of its commitment to serving victims of domestic violence and their families in Duval and Baker counties.

"Domestic violence is a huge problem everywhere and Hubbard House is a great resource for women," said Amy C. Williams, JDB Homes Marketing Manager.

While Hubbard House is most known for its emergency shelter, the agency also provides extensive adult and youth outreach services including counseling, advocacy and educational programs.

According to the National Coalition Against Domestic Violence an estimated 1.3 million women are victims of physical assault by an intimate partner each year. Locally the statistics are staggering as well. Over 7,000 incidents were reported to the Jacksonville Sheriff's Office in 2007. Unfortunately domestic violence tends to be an unspoken issue leaving many cases unreported.

The first step to a solution to end domestic violence is to break the silence and raise awareness. Companies, such as JDB Homes, who take a step to invest in our community help organizations like Hubbard House raise awareness on local issues that need to be addressed.

Touchstone Village "was a natural" for this builder

When the Youth Crisis Center set out to create the Touchstone Village, all it had was a concept: to provide a long-term residential program to prepare at-risk adolescents and young adults for the responsibilities of adulthood.

As that concept became known, it inspired a lot of people to get involved to help make it a reality. John Molyneaux was one of those people.

When he heard about the history of the agency and the Touchstone Village mission, "It was a natural for us. I had just finished a nonprofit project and it was time to take on the next one. Through JDB Homes and individually I have always tried to give back to the community. It's just the responsible thing to do and it's who we are."

Molyneaux is donating his expertise and resources to build the 2,700-square-foot clubhouse that will be the recreation center for the village.

"Throughout the years, I have worked on various charitable projects and supported organizations such as Angelwood, Builders Care, Hubbard House and United Way, to name a few. Our company simply has a passion for helping those in need."

Not only is Molyneaux personally involved as the general contractor, providing management services, oversight and bidding of the job through JDB Homes, but he has "enlisted some of the best trades people in Jacksonville who, to no surprise, immediately jumped at the chance to help in building the clubhouse," he said.

JDB Aids Bridge Students

John Molyneaux obviously loves what he does. It was evident by the sparkle in his eyes as he talked about building to eight students from The Bridge of Northeast Florida, Inc.  Standing in front of a home under construction in the Pickett’s Cove development on the Westside of Jacksonville, Molyneaux, president of JDB Homes, talked the students through the steps in developing a neighborhood and building a home.

Students attending were Vania Newsom, Montora Jones, Shatavia Eady, Marcellus Edmond, Chelsea Devaughn, Jasmine Allen, Chimir Lane and Annalisa Johnson all participants in BridgeWorks, a job skills preparation program offered at The Bridge on its main campus at 8th and Pearl Streets in Springfield.  As he answered questions, Molyneaux helped to educate the teens on the opportunities within the building industry.

On Saturday and Sunday, May 3rd and 4th, JDB Homes will open their 3 models in Leslie’s Hideaway, a townhome development located on Duval Road in the Northside. The opening is a fundraising partnership with Bridge staff and students will be available at the opening to answer questions about their programs. JDB Homes will make a $10 donation to The Bridge for every person that registers at the Leslie’s Hideaway model between 10 AM and 7 PM.

Home Builder Plunges in Despite Slowdown

NORTHEAST FLORIDA – Despite the fact that he started a home building business in the slowest residential real estate market in several years, John Molyneaux is confident he can sell homes.

Molyneaux, the former division president of Lennar Homes Corp., will open JDB Homes LLC.’s first single-family model home in April in Pickett’s Cove, a North side community where he will be one of several builders. Three more townhome models will open in Leslie’s Hideaway in Northwest Jacksonville in May.

What he hopes will set his homes apart from others, Molyneaux said, are the starting prices from the $120,000’s for townhomes and the $150,000’s for single-family homes; standard features that would be extras with other companies; a range of floor plans; and an array of options.

“Our company still believes there is a demand for well-located, good quality homes that people can afford,” he said. “Although there are still a relatively high number of inventory homes on the market, we feel we have an edge because we have focused on bringing new and innovative designs to the marketplace.”

JDB Homes plans to build on more than 140 lots in four Jacksonville subdivisions on the North side, in Northwest Jacksonville and Arlington. Molyneaux, who secured an undisclosed amount of private financing for the company, will buy the lots when home buyers sign contracts for lot/house package deals.

The five communities, which are being developed by local developer Greg Matovina, will each have different JDB Homes’ architectural designs and floor plans along with 400 upgrade options, priced from a few additional dollars to several thousand. Although he’s not targeting any specific type of consumer, Molyneaux expects to sell to many first-time and first move-up buyers because starting prices are below the median sale price in Northeast Florida.

Real estate analyst Ray Rodriguez calls Molyneaux and others like him who are leaving the corporate residential real estate world to venture out on their own “piecemealers” because they are filling a void by offering options not typically offered by large home builders.

“I see this as a trend,” said Rodriguez, president of Real Estate Strategy Center of North Florida Inc. “I don’t see him as the last.”

Molyneaux considers giving back to the community a founding principle of his business sand plans to highlight a different charitable organization at each community grand opening.

The company will donate $10 for every visitor who registers at the company’s first model home at Pickett’s Cove during the open house in April to Angelwood, a nonprofit devoted to improving the quality of life for the mentally and physically disabled. The company hopes 100 visitors will register at the Pickett’s Cove model. The Bridge of Northeast Florida, which is devoted to serving at-risk children; Trinity Rescue Mission, which is devoted to the homeless; and the Hubbard House for domestic violence victims will also benefit from community grand openings this spring.

Angelwood Executive Director Diane Tuttle said that although the homebuilding community in general has been very generous to her organization, Molyneaux has taken a personal interest in causes. “I don’t know how it will help sell his homes, but it’s just who John is.”

Before starting his own company and working for Lennar (NYSE: LEN), Michigan-native Molyneaux worked for several other regional and national home builders during the past 21 years, including Pulte Homes Inc. (NYSE: PHM), Maronda Homes Inc. and KB Home (NYSE: KBH). Molyneaux and his staff of two – Marketing Directing Amy Williams and Project Manager Greg Glover – believe that in starting the new company now, they’ll be better prepared when the market strengthens again.

“The market will eventually work its way back up,” Williams said. “It seemed like a good time to get our ducks in a row.”

Local home builder Bryan Lendry said Molyneaux’s homes should sell well because of the locations, prices and the dwindling supply of new homes.

There is six-month supply of homes based on demand, said Lendry, president of Brylen Homes Ltd. The housing supply includes finished vacant, under construction and model homes. There is about a two-and-a-half month supply of finished vacant homes.

“The problem is that people are still paralyzed,” said Lendry, who specializes in custom and semi-custom built homes. “The question is when are they going to be comfortable?”

Sales of existing single-family homes dropped 34 percent in Jacksonville from 782 in January 2007 to 518 in January 2008, according to the Florida Association of Realtors. The median sale price dropped 5 percent from $183,100 to $174,400.

Molyneaux is optimistic about the future. “We are already starting to see some healthy indicators and I believe we should be back to normal in 2009.”

Halloween Party at Women and Children's Center

There's a saying by Albert Pine which is so true," What we do for ourselves dies with us. What we do for others and the world remains and is immortal."

Greg Matovina and his wife Leslie came up with the idea last year to get costumes for the children. Also Tom, Greg's Dad, wanted to do the ice cream social for the families. Greg told Mary Ann Lochamy about the idea and that's when she decided with the help of JoAnn Dietz to coordinate the event.

The employees of Matovina and Company, Distinguished Realty, JDB Homes and AFI and friends purchased or donated money for the costumes. When asked why they became involved in this project, Mary Ann Lochamy said, "We all know that God has blessed our lives in so many ways and how important it is to give back. These children are in conditions that they have no control over. We arrived early and saw the excitement on the children's faces as they picked up the costumes and eagerly waited to be able to trick or treat. We looked around that room as they were eating ice cream and just having fun, smiling from ear to ear and that's when we realize this is why we do it. It's a blessing to us!"
